Before You Offer on a New Construction Home in NW Arkansas

Before making an offer on a new construction home in Northwest Arkansas, compare more than the base price. The builder contract, finish allowances, change-order rules, completion timeline, inspection rights, warranty, and closing costs determine what you are actually buying and what you may pay before move-in.

Start With the Builder Contract

A builder contract can allocate risk differently from a standard resale contract. Review how the agreement handles delays, material substitutions, financing deadlines, deposits, defaults, and the final walkthrough. Ask which terms are negotiable and have the contract reviewed by the appropriate legal or financial professional when needed.

Turn Every Allowance Into a Real Number

An allowance is a budget placeholder, not a promise that your preferred cabinets, flooring, lighting, or appliances fit inside it. Request the allowance schedule, identify what labor and tax it includes, and price the selections you are most likely to choose. The difference between the allowance and the real selection cost can materially change the final purchase price.

Understand the Change-Order Process

Ask how changes are approved, when payment is due, whether a builder fee applies, and how a change affects the schedule. Put every selection and revision in writing. A clear change-order process protects both sides and prevents a collection of small decisions from becoming a large surprise near closing.

Protect Your Inspection Rights

New does not mean perfect. Confirm when independent inspections are allowed and which construction milestones can be reviewed. A final inspection and documented punch list give the builder a clear set of items to address before possession, while a warranty inspection later can catch issues that appear after the home has been occupied.

Model the Total Cash Needed

Look beyond the down payment. Include lender fees, title charges, prepaid taxes and insurance, appraisal costs, upgrades, window treatments, appliances not included by the builder, landscaping, fencing, and any post-closing work. A complete estimate makes it easier to compare a finished inventory home with a build that still needs selections.

Compare the Lot as Carefully as the House

Visit the property at different times of day and study drainage, slope, neighboring lots, future phases, road access, utilities, and any homeowners association documents. The floor plan can be changed on another build. The lot, orientation, and surrounding development cannot.
